Technical specifications

Part A - General Specifications of the Project and the Common Areas

  • The external envelope of the buildings in the Project shall be constructed according to the specifications of the Architect
    and the Structural Engineer and shall consist of:

    1. Reinforced concrete foundations and structural reinforced concrete frames
    2. 200mm and 150mm plastered and painted concrete block walls
    3. Reinforced concrete flat roof including waterproofing treatment
    4. Powder coated “qualicoat grade” aluminium doors and windows
    5. Decorative stone cladding as specified
  • The external works in the Project consist of:
    1. Landscaped garden with irrigation network
    2. Pathways in concrete paving slabs
    3. External lighting to pathways and common areas
    4. Boundary walls in plastered and painted walls and/or metal fencing
  • The Project will be equipped with the following in accordance with specifications of the Services Engineer:
    1. Lift access
    2. A standby generator
    3. Potable water storage tank
    4. A water pump
    5. A sewerage treatment plant
    6. CCTV cameras in common areas
    7. Reticulation for fiber optic and telephone network (the owners will apply directly for connection to the service provider)
    8. Central master antenna television providing satellite channels (DSTV, Canal Satellite or equivalent) (the owners will apply directly for connection to the service provider)

Part B - Specifications of the Unit

  • The Unit shall be finished according to the specifications of the Architect and the Interior Designer and shall consist of:
    1. Internal walls finished with one coat plaster, one coat binding agent and three coats of finishing paint.
    2. Ceramic floor tiling and skirtings
    3. Italian kitchen cupboards
    4. Quartz stone kitchen tops
    5. Bathroom fitted with sanitary wares, tap wares, mirrors, and bathroom accessories
    6. Wall tiling in shower cubicles
    7. Internal door in semi-solid timber
    8. Main entrance door in solid timber
    9. Combination of recessed and surface mounted architectural light fittings
    10. Built-in wardrobe in bedrooms
  • The Unit shall be equipped with the following in accordance with the specifications of the Services Engineer and the Interior Designer:
    1. Air conditioning in bedrooms
    2. Universal electrical sockets in the lounge and bedrooms
    3. Internet point in the lounge, master bedroom and outdoor terrace
    4. Telephone point in the lounge
    5. TV point in the lounge and the master bedroom
    6. Electrical provision for ceiling fans(*) in lounge, where applicable, and bedrooms
    7. Hot water generated by means of solar heating, electrical geyser or central heat pump
    8. Hood, hob and oven in kitchen
  • Each apartment and penthouse shall have one (1) dedicated parking bay and one (1) store in the basement

*The ceiling fans are not included in the Unit and can be purchased in the optional deco pack.
